What Marlboro Properties Typically Need
Every town has its own patterns. A few we see consistently in Marlboro:
Grade changes on larger lots. Many Marlboro properties slope enough that a flat patio isn’t an option. Handled well, that grade becomes an asset — a raised patio at the house, a retaining wall that reads as architecture, steps that make the level change feel intentional. Handled poorly, it becomes a drainage problem.
Clay-heavy soil. Like much of Monmouth County, Marlboro soils hold water. That matters for two reasons: base preparation under patios and pool decks has to account for it, and yards that drain poorly need real grading and drainage work, not a French drain dropped in as an afterthought.
Pool properties. A lot of Marlboro homes have pools, and a lot of those pools are surrounded by aging concrete that’s cracking, settling, or was never designed to be looked at. Replacing that surround with pavers is one of the highest-impact projects available to a homeowner here.
