What Oceanport Properties Typically Need
Waterfront and near-water towns have their own set of problems. A few we deal with constantly in Oceanport:
Drainage on low-lying lots. Oceanport sits low, and the water table sits high. Yards that would drain fine ten miles inland hold water here. That means grading, drain placement, and discharge points have to be planned deliberately — and it means base preparation under a patio matters more, not less, because saturated subgrade is what causes settling.
Salt exposure. Salt air carries. Plants that thrive inland will brown out and thin here within a couple of seasons.
